Our Range of Inspection Services

At Revolution Property Inspections, we provide a range of inspection and certification services to Florida homeowners and commercial property owners. We offer comprehensive inspections of single-family and multi-family residences as well as commercial properties. Comprehensive inspections are most often used to protect the prospective buyer. We also perform inspections required by insurers before issuing a homeowner insurance policy or a flood insurance policy.

Single-Family Residences

At Revolution Property Inspections, our comprehensive home inspection is just that...comprehensive. Our checklist approach covers hundreds of items from the grounds to the foundation to the roof. If problems or symptoms are found, our home inspector may recommend further evaluation by specialists. Note that we do not perform any destructive testing. Inspections typically take two to four hours.

Upon completion of our inspection, you can expect a detailed report covering both major and minor issues including repair estimates where appropriate. Our report will provide detailed photographic evidence to support our findings.

Multi-Family Residences

The inspection of a multi-family residence covers all of the same systems covered in a single-family property: structure, plumbing, electrical, HVAC, roofing and the grounds. When conducting the inspection of a multi-family property, Revolution strongly recommends that each and every unit be thoroughly inspected. The cost and time savings in sampling and inspecting a few units often prove to be penny-wise and pound-foolish.

Commercial Properties

Our baseline inspection of your commercial property, or Property Condition Assessment (PCA) will include site characteristics like paving, landscaping and utilities, building structure and envelope, roof surface areas, mechanical and electrical systems, plumbing systems, HVAC systems, vertical transportation systems, life safety and fire protection systems, review of documents, opinions of probable repair or remediation costs, and recommendations for additional inspections by specialists. These may include Americans with Disabilities Act (ADA) assessments, elevator inspections, fenestration inspections, fire safety inspections, lead-based paint inspections, wood-destroying organism inspections, environmental site assessments, sewage and treatment systems inspections, asbestos inspections, indoor air quality (IAQ) assessments, and radon inspections.

Wind Mitigation Inspections

In Florida, a wind mitigation inspection is an optional process used to present the wind mitigation features of your home to your insurer. By verifying the wind mitigation features of your home, you may be eligible for discounts. Our inspector will perform a comprehensive inspection of your home and property, including:

  • The home's basic structure and construction materials
  • Roof shape, materials, condition and connections
  • Wall construction
  • Exterior and garage doors, windows and skylights
  • Storm shutters/panels (installed or stored on the property)
  • Attic interior

The results of our inspection will be presented on a standardized form accepted by all Florida insurers; it's called the Uniform Mitigation Verification Inspection Form.

4-Point Insurance Inspections

In Florida, insurance companies have become reluctant to insure older homes (20+ years). To protect themselves, many insurance companies require a 4 point inspection which includes the four main areas of claims: HVAC system (heating, ventilation and air conditioning), roof system, plumbing system and electrical system.

Revolution Property Inspections will come to your site and perform a visual inspection of these four systems and present the results in a 4-Point Inspection Form that will meet the requirements of your particular insurer.

Roof Condition Certifications

In some situations, your insurance company may be interested solely in the condition of the roof system of your home. Specifically, the insurer is interested in the remaining useful life of your roof.

Revolution Property Inspections will come to your site and perform a visual inspection of your roof system and present the results in a Roof Inspection Form that will meet the requirements of your particular insurer.

Flood Elevation Certifications

Homes and businesses in high-risk flood areas with mortgages from federally regulated or insured lenders are required to have flood insurance. While flood insurance is not federally required if you live in a moderate- to low-risk flood area, your lender may still require you to have insurance.
